A single point of contact with updates at all key milestones, weekly reporting and monthly reviews. On your behalf we manage estate agent performance, qualifying offers in full and progressing the sale through to completion.

Emergency and planned property maintenance

FAQS

The estate holds no interim funds, so can you still assist with a sale?

Yes – we can carry all reasonable costs until the estate has interim funds or they can be taken from the sale proceeds.

You mention providing insurance, what does that mean specifically?

We do not offer insurance ourselves but through an intermediary we can offer this at cost price. Please contact us directly for more details.

Can you apply for probate on our behalf?

No – we do not provide grant of probate application or estate administration services and our clients are professionals working within the industry, including leading law firms and legacy administrators, who do.

Can I sell the house whilst probate is ongoing?

Yes – and we will ensure the estate agent is aware that the sale is subject to grant of probate, so any interested parties can factor that delay into their decision-making.

Do you only sell residential property?

Our expertise is in residential property but we can assist with most types of disposals, with trusted suppliers ready to assist in other areas such as building plots, commercial properties, mobile homes, beach huts and even boats!

Can you assist with Shared Ownership sales?

Very much so – we have considerable experience in this regard and contacts in the industry that can often expedite the often-lengthy transaction process.

What types of estate agents will you use?

Our commitment to you is that we will only use an estate agent who is suitable to the type and likely value of the property; we can also take into account any preferences you may have in the local area from previous transactions. We do not sign agency agreements as a private seller would and can change an agent immediately if they do not perform.

Do you charge for estate agent appraisals?

Not always – where a client is providing a number of instructions each month then we can waive the small administration we charge; if the property subsequently goes to market and is sold, then we will also remove that charge from the commission payable.

Will the property be sold cheaply if it goes to auction?

No - we will only recommend sale by auction if the property is suitable, be that because of its condition or the marketing history. Gaining access to our panel of national approved auctioneers, you will retain complete control of the sale, including agreeing the reserve price at which it can be sold at auction and we will performance manage the auctioneer on your behalf.

What is a RICS valuation that you refer to?

A formal valuation report provided by a professionally qualified surveyor, who is a member of the Royal Institution of Chartered Surveyors. This provides an independent assessment of the likely value of a property on a given date, normally the date of death if this is for IHT purposes. We can provide these reports via our panel of approved suppliers and they are all RICS-accredited.

Who do you use for specialist reports?

We can obtain a range of reports as detailed on this website from our panel of approved and trusted suppliers. We will only use a firm who have been verified and are appropriate to the specialist report you require.

Are all your contractors insured?

Insurances are checked in advance and all contractors are approved before joining our panel. Our onboard process is thorough and they are audited at least annually, to ensure they remain as trusted suppliers to both us and your clients.

What does it mean when you say a property can be drained down?

This is where our approved contractor will ensure that all domestic water and central heating systems have been fully drained down, i.e. empty of water. Ball valves are propped open along with internal and external taps remaining open, with all systems clearly labelled and all stop taps turned off. The system should only subsequently be refilled by a qualified plumber.

What type of key safe would you install?

We can install most types of key safe and the make and model will be in line with current security standards, as well as being appropriate to external weather conditions.

Can you obtain an Energy Performance Certificate?

Yes – through our panel of trusted suppliers we can offer competitive rates for an EPC which is a legal requirement for a sale in the UK.

What services do you offer for the clearance of chattels or belongings within a property?

There are times when what remains within a property needs to be cleared and we can assist. We will provide a competitive quotation and the items will be correctly disposed of. We can also provide options to value chattels that remain, whether for IHT purposes or otherwise, and see them sold at a later date via one of our approved auctioneers.

You mention courier services to family members, what does that entail?

Through our trusted suppliers we will look to accommodate their needs, be it transporting documents, valuable or sentimental items, or furniture to wherever family members may wish – be it the Isle of Wight or the other side of the world.
